Understanding your reasons, your goals, your timeline, and your financial situation are crucial for providing the right guidance. This initial meeting allows me to ask questions, carefully listen to your needs and wishes, and answer your questions.

Before we discuss what your home is worth, it is important to add context -- the big picture -- the market. Your specific neighborhood has its own market trends. I provide a detailed analysis of the market trends in your neighborhood showing recent sales, price trends, and how long homes are taking to sell. These market stats can be assessed against your view of your neighborhood's market. I can answer your questions to clarify how your home fits into the market picture.

What's your home worth?

First there are the stats: comparable prices for active listings (competitive view), prices of homes sold in the last 6 months (appraisal view), and review of key features that differentiate your home (personal view).
Second, the financial considerations: a review of home equity, mortgages and loans, any liens and encumbrances are important.
Third, timing factors can influence pricing: do you need a quick sale or you have no timing restrictions. Pricing scenarios of net proceeds: pricing and profit examples can be reviewed before a decision is made on how to price your home.

Communications

What can you expect? Everyone is busy and pressed for time. I adjust to your schedule and make sure that I am always available for you. I provide a series of reports to keep you informed of selling progress: showing dates, times, and buyer feedback; updates on new listing and sold properties. And most importantly, I provide a report on all marketing programs so that you know your listing is being actively promoted to the right buyers.

The Listing Agreement

The Listing Agreement and all documents required to list your home will be explained in detail at this meeting. The Listing Agreement is a standardized contract developed by your state's Association of REALTORS® in consultation with legal counsel. Basically the contract outlines important dates, what is included/excluded in the sale, the term of the contract and many other specifics. "Are you ready?" - getting started begins with signing the Listing Agreement.

Commission Rate

Real Estate agents work on a commission basis regardless if you are the seller or the buyer. Commissions have always been negotiable for sellers. You can sell your home yourself, hire a discount agent or a full-service agent. An open and transparent explanation of commission is an important part of the initial listing process. Once an agreement is signed, your home is submitted to the local MLS service and marketing plans can start.
